How to choose the right property?

It can be extremely overwhelming to select and compare real estate projects when you have multiple builders to choose from and each builder has several projects. Here are a few pointers that you could consider to make it easier for you.

1. Locality

A property's location is one of the most important factors to consider when investing in it. As a buyer, you may have a preference for a specific location in a city.

It is important to consider the project's proximity to your work place and the city center. Make sure the distance from your spouse's workplace is also considered if you are married. In case you have children, check how far away the school of your choice is from the project.

Consider other important landmarks like hospitals, metro stations, bus stops, train stations and airports. Consider commuting time to these places as well.

2. Amenities

You should buy a home in an area that offers sufficient basic amenities such as power, water, sewerage and more. You need to examine your project thoroughly before committing to it.

Create a list of the things that your family and you must have. Make sure the amenities are constructed well. The presence of amenities shouldn't be on the list simply because of them.

Another important amenity that cannot be overlooked are parking spaces. A well planned parking area with adequate parking spots for a good number of 4 wheelers and 2 wheelers is a crucial prerequisite to shortlist your dream project.

3. Builder’s Reputation

It is also better you conduct a field survey before identifying a suitable property meeting your budget and location preference.

4. Asking the right questions

Firsthand experience is more valuable than secondhand rumor. Make a shortlist of questions to ask before visiting the property. Before purchasing a house, you might want to ask the following questions:

  • Which are the property's strengths?
  • How does it compare to others?
  • What is the direction it faces?
  • Are people buying this property?
  • How do you like the view?
  • Have any offers been made yet?
  • Can the seller be flexible with the price?

If you receive satisfactory answers to all your questions, shortlist the property and schedule a viewing time. Don't delay if it looks good on paper and sounds good to you. It'll probably be snapped up pretty quickly.

5. RERA Registration

Last, but not the least, since 1 May '17, it is mandatory to get a RERA registration number for projects that are under construction. Verify whether a project has been registered under RERA. Ensure that all under-construction property details appear on the RERA website in full, if they are listed on the RERA website. As a starting point, you should look at this criterion. The RERA requirement may not apply to already completed and ready-to-move-in projects or to resale purchases in old projects prior to May '17.
